Job Title: BMS Engineer / MEP Engineer
Location: Thane (Wagle Estate) HQ
Salary: ₹36,000/- In-hand (based on interview and experience)

Experience: 2+ years in BMS or MEP Engineering

Key Responsibilities:

As a BMS Engineer or MEP Engineer, you will be responsible for ensuring the smooth and efficient operation of all building systems. Your role will include the operation, maintenance, and troubleshooting of various mechanical, electrical, and plumbing systems. The key responsibilities include:

1. Fire System Operations: Perform regular maintenance and checking of fire extinguishers, ensuring compliance with safety standards.

2. Lift Maintenance: Oversee the regular maintenance and operation of elevators within the premises.

3. STP (Sewage Treatment Plant) Operations: Ensure smooth operation and maintenance of the STP.

4. Water Tank Management: Conduct daily checks to ensure water tank filling activities are functioning as per protocol.

5. Washroom Functionality: Ensure the proper functioning of washrooms and all associated plumbing systems.

6. UPS / Inverter Maintenance: Regular check-ups and maintenance of UPS systems and inverters to ensure uninterrupted power supply.

7. Diesel Generator (DG) Maintenance: Monitor and maintain diesel generators, ensuring regular upkeep and logging of maintenance activities.

8. Air Conditioning System (HVAC): Ensure the proper functioning and maintenance of the HVAC systems (heating, ventilation, and air conditioning).

9. Asset Management: Maintain records of company assets like furniture, TV screens, cleaning machines, and other assets.

10. Pest Control Coordination: Regular follow-up for pest control activities across the premises.

11. Puzzle Parking System: Ensure the proper functioning of the puzzle parking system for smooth operation.

12. Auditorium Sound System: Maintain the sound system functionality in the auditorium area.

13. Canteen Area Maintenance: Regular checks for proper cleanliness and maintenance of the canteen area.

14. Access Control: Manage the access control systems for the entire building, ensuring security measures are in place.

15. CCTV Systems: Ensure regular checks and maintenance of CCTV systems to ensure continuous surveillance.

16. Automation of Entry Gates: Monitor and maintain the automation system for the main entry gates.

17. Lighting & Ventilation: Ensure lights and exhaust fans are in proper working condition throughout the premises.

18. Facade Cleaning: Oversee facade cleaning activities to maintain the building’s external cleanliness and aesthetic appeal.

Skills & Competencies:

• Hands-on experience in building management systems (BMS) and MEP engineering.

• Proficient in maintenance and troubleshooting of HVAC, fire safety systems, water tanks, UPS, DG sets, lifts, and more.

• Asset management and record-keeping experience.

• Strong understanding of facility management and day-to-day operations.

• Ability to handle preventive maintenance, emergency repairs, and troubleshooting of critical systems.

• Familiarity with CCTV systems, access control, and pest control operations.

• Good communication and problem-solving skills, with the ability to work independently or as part of a team.

Preferred Qualifications:

• 2+ years of experience in MEP or BMS engineering.

• ITI or a relevant qualification in Mechanical, Electrical, or Plumbing Engineering is preferred.

• Experience in managing building maintenance systems in commercial or residential complexes is an advantage.
